Facilities, Real Estate and Planning
Martin Residence Hall
Martin Hall underwent a full renovation to reset the building’s life cycle and upgrade finishes and furniture throughout. Phase II, completed in December 2025, followed Phase I renovations completed in summer 2024, which addressed shared suite toilet rooms. The second phase included mechanical, electrical, and fire protection upgrades, along with new finishes across the building. Kitchenettes were updated, new common area furniture was installed, and the exterior entry received a new canopy and redesigned hardscape. These improvements enhanced building functionality while modernizing the residential experience for students.
Polo Residence Hall
Windows and fiberglass panels were replaced in all window bay areas during summer and fall 2024. Work on the rotunda entry was completed in summer 2025 following previous delays related to fiberglass panel lead times. The project included replacement of exterior fiberglass panels, windows, and doors at the octagonal entry, along with new interior finishes within the entry space.
Collins Residence Hall Interior Refresh

Collins Hall underwent a comprehensive interior renovation that refreshed finishes and installed new furniture in student rooms and common areas. The student room portion included demolition of outdated built-in closets and desks, renovation of vanities, modernization of wall AC units and controls, installation of new miniblinds, and updates to flooring, ceiling tile, and paint. The common areas received new LVT and carpet flooring, reupholstered or new furniture, and updated paint, including accent walls reflecting the traditional Collins Hall color scheme.
ZSR Library Atrium Roof
The remaining built-up roofs along the Reynolds side of the ZSR Library were replaced, and the atrium roof system was fully renewed. A fully adhered Fibertite membrane roofing system was installed at four locations. Existing conductor heads and leaders anchored to the Reynolda wing masonry walls were replaced with new copper systems. The atrium Kalwall roof system was replaced to enhance natural light within the space. While scaffolding was in place, support steel and sprinkler piping were repainted, new sprinkler heads were installed, and flooring and finishes were replaced within the atrium.
ZSR Writing Center Interior

The ZSR Writing Center underwent a renovation focused on refreshing interior finishes and enhancing the functionality of the space. Improvements included new flooring, lighting, paint, millwork, and furniture. Acoustical panels were installed to improve sound control while adding visual interest, supporting a more effective and comfortable environment for student collaboration and academic support.
Scales Hanes Gallery Renovation
The Scales Hanes Gallery renovation improved mechanical controls for art preservation and reconfigured interior spaces to better support exhibitions, visitors, and instructional use. A dedicated mechanical unit was added to maintain the precise temperature and humidity ranges required for artwork preservation. The project also included relocation of the entry desk, creation of an airlock, and partial enclosure of the upper mezzanine to enhance its function as instructional space.
Carswell Learning Space Renovation

As part of the continued Learning Spaces initiative, Phase III renovations were completed in Carswell Hall. Fifteen classroom spaces were addressed, including eleven general-use classrooms that underwent major renovations and four additional classrooms that received targeted updates. Improvements included new carpet, paint, lighting, furniture, upgraded A/V systems, and the removal of tiers in select rooms. Supplemental air improvements and A/V enhancements were also implemented where needed to support improved instructional functionality.
Water Tower Field Replacement
The Water Tower turf field was fully replaced, and electrical conduit was installed beneath the field to support future fiber and power needs. Damaged nail boards were repaired during installation. Power receptacles were added at each light pole, along with a new power station on the north side of the field.
WS First Church Demolition

The former Winston-Salem First Assembly Church structure was demolished, and the foundation was removed. The cleared site provides space for future green space development and parking to support Parking and Transportation operations.
Wait Chapel Clock

Originally installed in the 1950s, the Wait Chapel clocks were constructed using cast aluminum rather than the heavier cast iron commonly used during that era. The clock hands were custom-fabricated from ¼-inch aluminum with weight-reducing perforations to allow the original single central motor to operate all four clock faces simultaneously. The system has been modernized so that each clock face is powered by its own dedicated motor, and the clocks and chapel bells are digitally synchronized through a centralized control system.
